This role will be responsible for providing management of all corporate signage jobs to be on time and under budget. Position Description:
Essential Functions
Opportunity/Budget Proposal Support
Organize bid documents (Developer/GC)
Perform preliminary local code research – sign, building, health & fire code.
Perform take-off (Fieldwire) from bid set
Provide initial budget ranges per sign type/service in sign package worksheet (SPW) excel.
Format proposal docs for Design Consultant (DC) review
Ongoing building and maintenance of client relationships with DC, including attending meetings as needed and timely email communication.
Budget/Contract Review & Job Introduction
Enter project details in all ERP databases
Review Contract compared to updated plan set (if applicable) – update project scope and review missing items from Contract with DC & customer
Perform formal local code research
Submit COI
Plot locations of all signs
Write up sign package for conceptual design (determine quantities, size limitations, installation methods, messages, etc.)
Write message schedules for sign types with varying messages
If applicable, write-up instructions for map artwork layout (markup drawings, identify paths of egress, label drawings, etc.)
Based on sign concepts, submittals with artwork, detailing and fabrication:
Review submittal and answer questions
Perform all internal kick-off tasks to facilitate design and production
Ensure submittals are submitted to clients according to timeline
Review package (in person or remotely) with customer and general contractor to ensure final firm pricing bid package is complete and accounts for all signage including:
Construction drawings with full detail – stamp approved
Message schedules – stamp approved
Sign locations
Map artwork – stamp approved
Project Management
Ensure all information is up to date and accurate in ERP system (Exhibit Power/Trello)
Address daily project requests from the general contractor, architect, or Director of Division
Provide weekly status reports, standard reporting, drawing revisions, scope reviews, estimate requests, etc.
Ensure projects are on track with latest information is disseminated throughout.
Ensure work-orders are submitted via EP/Trello timely and accurately
Address all delays and inform client/GC promptly
Submit and maintain a project schedule in real time in Trello
Ensure project folders/documentation/requests are complete, accurate and distributed to appropriate departments
Schedule installations and track the install progress of the project with GC and internally in Fieldwire.
Track punch items and enter all project related “Incidents” for internal committee review.
Change Orders
Changes submitted from customer or general contractor with requirements, plans and drawings.
Price the CO
Create CO Proposal
Follow-up with client PM for CO approval
Update drawings/art in all ERP modules – keep ongoing record of complete sign package (as-builts)
Competencies:
Knowledge of overall sign package needs for existing communities and new development to help support quality bids
Self-starter and comfortable working independently and ensuring deadlines are met.
Excellent communication and interpersonal skills, both verbal and written.
Ability to effectively manage company’s and client’s expectations
Ability to balance multiple projects and requirements simultaneously with changing priorities.
Advanced organizational skills and ability to prioritize tasks.
Ability to work collaboratively in a team environment to get results and resolve customer needs.
Ability to investigate and find the root cause of issues and follow through with corrective actions.
Comfortable demanding excellence in self and team to ensure successful delivery of projects.
Proficient in Microsoft Office suites and/or Google Docs.
Candidate Should Possess:
Bachelor’s Degree in business administration or related field
PMP is a plus, but not required
Experience working with general contractors, subcontractors, project contracts, AIA billing and relevant construction groups.
Experience managing construction and/or design projects.
Experience managing construction and/or design projects.
Signage design/fabrication is a plus.
